RESERVATION POLICY:
Two night's deposit at the time of making the
reservation. We accept e-check, check, money order, Visa, MasterCard,
&
Discover. The Balance is due 30 days prior to arrival. If
reservation is made within 30 days of arrival, full payment must be
made by credit card. Upon arrival there will be a $300.00 security
damage deposit authorization on a credit card. Reservatons for each season are booked no
more than six (6) months in advance ...
CANCELLATION POLICY:
If cancelled 30 days or more prior to arrival, two nights are
non refundable unless unit is re-rented for the same nights, you would
be refunded less a $20.00 cancellation fee. If less
than 30 days to arrival, there are no refunds unless unit is re-rented
for the same nights, then a full refund less a $20.00 cancellation fee.
No refunds for early check-outs. Insurance is strongly recommended.
CHRISTMAS
RESERVATIONS: The same as above applies EXCEPT balance is due
by NOV 1. e-check, CHECK OR CASHIER'S CHECK FOR BALANCE ONLY.

Information for your arrival in Red River. If you
were to arrive during regular business hours (2:00 to 5:00PM) you will come to the
our
office at Red River Real Estate, where you will settle up and receive
Keys as well as instructions. If you are a late arrival (after 5:00PM)you also come
to our office where you will find a map to your unit on our front door,
(there either will be a key inside the map) or you will find your unit
open
with
a key left in the unit for you.. you will also find reminder
instructions that you will check in at our office the first thing the
next morning..
Departure
(Check-out) is on or before 10:00AM All
units are furnished ( this means sheets, towels,
plates, silverware, coffee pots, and toilet paper ), we do NOT provide
paper towels, Kleenex, nor coffee filters. All units have fireplaces (
some are gas ) except efficiency units. Firewood is furnished until it
is consumed and you could be required to buy more if you wish or need
more.
Every seventh night is FREE except during the
"Christmas period." Throughout the winter we participate in KIDS STAY
FREE/SKI FREE PROGRAM, except during Christmas, and Spring Break. Rates
change with the
seasons, basic rates are for up to the first four people 13 years and
older. Children 12 and under stay FREE. Units can only be booked for
the NUMBER OF BREATHING PEOPLE stated for each unit. this includes
children. A three night minimum is required on all seasons. Christmas
and Spring Break are four nights minimum. Christmas is from December
20th to January 2nd... NO PETS allowed in any unit... eviction if this
rule is broken with no refund....
For those of US who are unfamiliar with browsing on
computers , as you want to go to a different or see a picture look for
the words that are underlined and a different color ( mostly blue )
press once the left button on your mouse, and have the little arrow on
your screen over the (link ) word you wish to see next..( You arrow may
change to a hand with a pointing finger)
Maps for unit location can be printed off ( better
than the one I give you at our office ) to help you know where you are

For availability and on-line booking first check the
unit you would like to stay in ( and have several choices ) and write
down the unit code to put in the ( single ) unit of your choice..
Absolutely NO
E-MAIL cancellations or changes to reservations, NO REFUNDS if you send
e-mail to cancel...
